9 Key Requirements of The ‘Fire Safety England Regulations 2022’ That You Must Fulfil, After Monday 23rd January 2023!

In the first of a series of articles for 2023, PPL Training's Senior Fire Safety Training Consultant Richard Parker-Wood has highlighted 9 key points regarding the Fire Safety England Regulations 2022, as it pertains to our suite of training courses:

Changes to the Regulatory Reform (Fire Safety) Order 2005 (RRFSO 2005)

Fire Safety (England) Regulations 2022 are being laid under Article 24 (Power to make regulations about fire precautions) of the RRFSO 2005. These apply to Existing and New Buildings and come in to force on Monday 23rd January 2023


These regulations require the 'Responsible Person' to;


In High Rise Residential Buildings

  • Provide up-to-date electronic building floor plans to the Fire and Rescue Service along with an onsite hard copy including a single page plan of key fire safety equipment
  • Provide information regarding the design and materials of any external wall system and any risks arising from it
  • Conduct monthly checks of lifts provided for firefighters and evacuation purposes. Notify the relevant persons If these are out of service for more than 24hrs
  • Install and maintain an information box which must contain the name and contact details of the 'Responsible Person' and a set of plans for the building
  • Install signage which is visible in low light conditions in stairwells regarding which floor and flat numbers are present

Residential Buildings over 11m

  • Conduct annual checks of flat entrance doors
  • Conduct quarterly checks of fire doors within the common parts of the building

All Multi-occupied Residential Buildings of 2 or More Domestic Premises

  • Provide residents with instructions on how to report a fire and what to do in the event of fire
  • Provide residents with information on the importance of fire doors
